If you are using the Land Profit Generator method to build your land business, you will be familiar with the double close. The LPG double close method continues to be effective for the vast majority of our students. It remains the best way to get land deals under contract and sell them at a profit without using your own money to do the deal.
However, once you reach a level of mastery with the LPG double close method, there are several niche areas that you can specialize in to reach 6 figures in your land investing business in 2022.
Five niches that you can focus on to reach 6 figures in 2022:
#1. RV Lots
RV enthusiasts present a great market opportunity for land flippers because there is a pre-existing buyers base that you can tap into with your marketing strategy. People who own RVs want space to enjoy their vehicles as well as lots that are particularly suited to parking RVs
#2. Land Notes
When you sell a property with seller financing, you enter into a contract where your buyer pays you a down payment, and you mutually agree on a payment schedule over a set period of time for the balance. The future payments that the buyer will make are called land notes. Having a good portfolio of land notes not only provides you with passive income, but the notes are an asset that you can sell to a third party at a profit.
#3. High-Value Land Deals
The vast majority of land investors focus on doing high quantities of middle to low revenue deals. This approach is perfect for those starting out because it allows you to repeat the deal-making process several times per month, building your experience and confidence. However, as you become more experienced, you have the expertise needed to focus on very high-value deals that can net you 6 and 7 figures on a single deal.
#4. Sell to developers
Most of our students start their land flipping businesses buying and selling raw land for profit. The benefit of this approach is that you don’t have to do anything to the land to sell it to the buyer. However, if you are ready to move up the scale of complexity, you have the option of finding and buying land to sell to a developer. You will need to engage with several professionals and state officials to ensure that the developer can buy the lot and start building.
#5. Selling infill lots to home builders
Infill lots are vacant pieces of land in areas that are in-between existing homes and buildings. If you are able to buy infill lots in areas of growth, you have the opportunity to sell infill lots to builders.
