I was already doing land deals when I found Land Profit Generator.

My problem wasn’t figuring out how to get started. I’d been in the land world for a bit, and I understood the basics. 

It was that I was using a strategy that didn’t align with what I actually wanted.

The strategy I learned before focused on long-term seller financing. Buy a property, offer terms to a buyer, and collect payments over the years. 

Yes, it slowly builds net worth, but it wasn’t giving me the cash flow I was searching for.

I wanted a way to do more deals without waiting years for my money to come back.

Around that time, I found Jack Bosch on Facebook. His message and strategy were completely different from what I’d been hearing. He was talking about flipping land and using double-closes to build profit faster.

I saw other students of his doing deals with healthy margins, so I decided to give it a shot.

One thing that immediately stood out was how they met me where I was at my current experience level.

For people new to the business, they get you started at the beginning, step by step, no assumptions.

Since I was already working in the space, they helped me take my business beyond the basics to the next level.

I stopped treating land as a long-term hold and began using it to generate immediate cash flow.

My First LPG Deal: $34,330 in 3 Months

On my first deal, I repeated exactly what LPG taught. The property was in Tennessee and owned by a builder who needed to sell.

I put it under contract using the systems I learned.

  • Choose a high-velocity market
  • Send direct mail
  • Negotiate a price with the seller
  • Find an agent to list the property on the MLS
  • Double close on the same day

The entire process took just a couple of months.

The double-close strategy was the most important part. I didn’t buy the property outright and then try to resell it later. Instead, I structured the transaction so that both closings happened back-to-back.

My buyer’s funds paid the original seller, so I managed to walk away with zero of my own capital tied up. The result was a $34,330 profit on my very first LPG deal.

At this point, I was hooked.

The deal showed me I could do this repeatedly without needing massive amounts of cash invested in seller-financed deals.

Scaling to $225k in Year One

In my first year with Land Profit Generator, I closed 16 deals. I generated roughly $225,000 in gross profit. 

That didn’t happen by accident.

I used the specific pillars LPG teaches:

  • Direct Mail: I wanted sellers calling me. This kept my pipeline full.
  • Market Selection: I learned how to find markets where people are actually buying land.
  • Pricing: There’s a specific method for making offers that get accepted while keeping margins high.
  • Workflows: These systems took me from an accepted offer to closing without the usual chaos.

All of that combined gave me consistency. I went from figuring things out each time to having a repeatable checklist.

Beyond the Basics: The Ultimate Boardroom

I’ve been in many programs where “coaching” is just a weekly Zoom call without real investment in your success. 

Land Profit Generator is not that.

My coaches at LPG actually cared about my deals, my success, and helping me make it in the land space.
